In the seasonal holiday rental since 1995.

Terms

The rental of our accommodations implies the acceptance of our general conditions. Before booking, make sure you have knowledge of all rental conditions.

GENERAL RULES AND OF COEXISTENCE:
Respect the rest of the neighbors between 22h00 and 8h00. Only the accommodation at a particular holiday use will be taken over, discarding its commercial, professional or industrial use. Do not do things that may bother neighbors or other occupants of the building. Do not change or modify the arrangement of the furniture without the prior consent of us. Inform us as soon as possible in case of accident or loss in the accommodation. The tenant acknowledges that this rent is granted provisionally and temporarily. The owner declines all responsibility in case of theft of the personal effects of the tenant and of any person accompanying him, in case of accident or for other damage in the rented places. The pictures and videos of the property can not be used or sold without the owner’s written agreement.

CAPACITY:
The rental of our accommodations is designed for couples or small families. The accommodations are not suitable for groups or parties, nor events, nor bachelor/girl, nor stag/hen parties. For your safety and comfort we accommodate a maximum of 2 adults and can be accompanied by a minor, except in the 3-bedrooms Villa EL COLONO-101, which can be up to 6 adults and 4 kids. It will be necessary to confirm these details (number of people and ages) before formalizing the reservation. We prohibit to exceed the maximum capacity of person (children included) in the rents. The tenant is responsible for the actions of the other persons accompanying him/her inside the accommodation. The tenant may not allow additional persons to stay overnight in the accommodation unless expressly authorized to do so, nor during the stay may the tenant significantly change the composition of the persons entering the accommodation, unless this has been stated in the confirmation email and in the contract. If the tenant does not comply with this clause, the landlord may refuse to hand over the accommodation to the tenant, or may suggest the tenant to leave the accommodation. The landlord will treat any of these circumstances as a cancellation of the booking by the tenant and the landlord may ask for an additional surcharge due to the change in the conditions of the rental contract. In case there are more persons than the maximum capacity, the landlord will retain a surcharge of € 100 per night and per person (also counting children or babies as persons). In case you need to include an extra person after the reservation, you must notify as soon as possible by e-mail to adjust the rental price (respecting the maximum capacity of the accommodation, including children). The tenant agrees to respect the maximum capacity of people provided in the rental. It is forbidden to receive “visitors”, and more people than the reserved number.  It is not allowed to make reservations with other people’s profiles and to have people stay in the accommodation who are not included in the reservation. In this case the booking will be automatically cancelled.The tenant is obliged to ensure that the peace and quiet of the neighborhood is not disturbed by the actions of the tenant or his companions. It is forbidden to make loud noises and parties during the day and at night. The tenant must respect the rules of the community as well as those of his companions.

CLEANING:     Please treat the accommodation as if it were your own, we love cleanliness and want guests to feel comfortable at all times and at home. On arrival you will find a clean and tidy house with a change of sheets and towels. It is not allowed to take towels to the beach, we appreciate that the flat is delivered in good condition.    Respect and keep the common areas clean.  Daily cleaning is the responsibility of the tenant. Our prices do not include end of stay cleaning, in case the tenant does not want to take care of it, this cleaning will be paid at the entrance to the house. You must ensure, before departure, the collection of household waste and the cleaning of dishes and kitchen utensils, (the oven, the microwave, etc.) since these things are not included in the cleaning of end of stay. The beds to be used are made upon arrival. Smoking is prohibited inside the accommodation and pets are not allowed.

WITHOUT COMMISSION:
The reservation through our website www.SolSunSoleil.com guarantees the best price without commission. Attention when booking with pages like  VRBO, AIRBNB, BOOKING, etc … since they will charge you a commission on our price. You have the option to choose. Rent or not rent directly with us is your decision, but if you wish, we are registered in many advertising pages with immediate reservation as VRBO = ABRITEL, HomeAway and Homelidays, AIRBNB, BOOKING, GOOGLE, TRIPADVISOR, etc …

CHECK IN:
Please inform us in advance of your arrival plans.  The rental holiday starts from 15h00 (summer time 16h00)  till 19h00 and the check out is before 10h00 am ( summer time 09h00) , although we can be flexible if there are no guests on the day of your departure, this way we can organize the cleaning of the flat and our lives 🙂 thank you for your understanding.  In the rest of the year, the day of entry will adapt to your dates according to your convenience or offer of plane flights. There is possibility to rent the accommodation for less than a week in certain periods and for offers or promotions. Contact us on this point. Possibility of depositing your luggage in a garage on your departure and picking it up later in the day. Report your flight schedules in advance.

For arrivals at Málaga airport later than 7:00 p.m., we can offer a taxi service that you will pay directly to the taxi driver (for 2 to 4 people: 60 euros to Torrox-Costa /  5 to 8 people 85 euros ) and he will take you to the accommodation and deliver the keys. The reception in person by me, will be done the next day. If you plan to rent a vehicle (check with me beforehand to advise you) or arrive in your own car or bus, arrivals are accepted until 8:00 p.m. Outside that time, we will not attend and we will arrange the arrival for the next day. CHECK THIS POINT.

VEHICLE:
No accommodation requires a car because they are well located with shops and all kinds of shops and restaurants at hand. It is only advised a car for the VILLA EL COLONO-101 residence. All accommodations have free parking spaces in the street, except for the residence RUSELO, which has, in addition, a semi-private parking in the residence itself.

ELECTRICITY CONSUME:  Air conditioning is included in the price, but we ask for a responsible use, please switch it off when you don’t need, an excessive use will be charge of the deposit. A electricity forfait is included by night, electricity counter inside the accommodation, if exceed, it will be paid at check out.

CAUTION:  A refundable breakages deposit of 200 euros in cash ( checks nor credit cards are accepted ) is required upon arrival after the inventory entry and will be returned to you after satisfactory property inspection the day of your departure (except for damages and / or damages caused on the property or its contents ) on working hours or I will be present. If you decide to go outside the working hours ( before 09h00 am ), the deposit will be delivered the next day after inventory, by bank transfer deducting bank charges if there was. ( No charges for Europe). ( I will need you IBAN number, BIC / SWIFT and complete name of the owner of the bank account ) .

Exception: VILLA EL COLONO-101 CAUTION: A refundable breakages deposit of 800 euros in cash ( checks nor credit cards are accepted ) on arrival is required and it will be given back 2 weeks later check out by bank, by bank transfer deducting bank charges if there was. ( No charges for Europe). ( I will need you IBAN number, BIC / SWIFT and complete name of the owner of the bank account ).

CANCELLATION:
To save you the trouble of unforeseen circumstances that require you to cancel your vacation, we advise you to take out cancellation insurance in your usual insurer or on the advertiser’s page if you do not book directly with us.  The reservation can be cancelled at any time when the deposit has not been paid, without compensation or recourse. In case of cancellation of the reservation made in DIRECT (to the owner without intermediaries): the tenant must immediately send in writing an email, justifying the cause of the cancellation. If the tenant cancels the reservation, the initial deposit will be retained as damages. If the tenant cancels the reservation of the rental contract six weeks before the date of arrival, the tenant will have to pay the full rent, as a penalty clause. If the tenant cancels the rental during the stay, the tenant forfeits the full rent for the entire stay. The owner does not anticipate having to cancel the rental reservation, but sometimes unforeseen force majeure events arise. If this should occur and the owner has to cancel the rental reservation, the owner will contact you immediately and inform you of the cancellation of the reservation by e-mail. If it is necessary to cancel the rental reservation, the owner will refund the money paid by the renter or will try to offer another accommodation which the renter can accept or refuse if he/she wishes. If seven days before arrival, and after having sent several emails, the owner has not heard anything from the tenant, the tenant’s silence will be considered as a cancellation. If the owner has the possibility to re-rent the property, the owner will keep the initial deposit without having to pay the full rent for cancellation. If for any reason the tenant cannot come on the agreed date of arrival, he/she has to give notice as soon as possible, and the balance of the rent must be paid fifteen days before the date of arrival in the bank account, taking into account the deadlines that take about 4 to 5 working days. In case of death of the future tenant, the initial deposit will be refunded only if the reservation period of the stay has been rented again. In case of cancellation of a reservation made through the ADVERTISING WEBSITE, please refer to Customer Service and follow their cancellation policy. The owner will never refund directly, nor on the spot, the amount of the rental contract, everything is done through the ADVERTISING WEBSITE paid by the renter. In case of litigation, not with respect to the clauses, the costs arising from the lawsuit, lawyers and other costs, will be borne by the tenant.

We welcome our tenants in person so that they are sure that what they have rented is exactly what they have seen in the PICTURES and VIDEOS of our website, and above all, we want their arrival at the accommodation to be as welcoming as possible.
